Welcome to 2929 Canton Shared Office Space, and to our first blog post. We are so glad you are here! We thought we’d use this first post to introduce you to our building.
We thought we’d use this first post to introduce you to our building. 2929 Canton is a shared office space in the historical and eclectic community of Deep Ellum in Dallas. (More on Deep Ellum in a future post, so stay tuned!)
Our building was originally the home of National Welding and Grinding Company. Our owner’s family purchased the building about thirty years ago, and has since leased it to notable and local companies, including the Dallas Opera, who used the wide open space to fabricate huge sets and sew dramatic costumes. In 2012, the family began making improvements to convert the building into the beautiful shared office warehouse space that it is today.
The building is almost 9,000 square feet, with about 4,000 square feet of shared amenities - kitchens, conference rooms, private rooms, bar top seating and standing desks available to all tenants, and waiting areas for guests.
There are two main differentiators between us and the trendy co-working spaces:
1) Our tenants are companies with dedicated spaces, and there are no hot desks for individuals.
2) We structure our leases as full-service leases, usually for two year terms.
Why only companies?
For clarity - a company may (of course) only have one person, but the reason we lease to companies and not individual memberships is to maintain another layer of continuity and peace in the building. We strive to make every company have a comfortable, dedicated space -- for their employees, contractors, and guests alike. By limiting foot traffic throughout the building to only those who have a specific purpose to work for or visit a company, we create a safe and stable work environment. Furthermore, all companies sign a mutual non-disclosure agreement. So the great business that happens in the building, stays in the building.
What is a Full-Service Lease?
Unlike a traditional, triple-net lease, 2929 Canton is a full-service lease for your company. This means that while tenants do need to provide their own office furniture for their dedicated space and proof of general liability insurance, everything else is included in the lease rate. All building water, electricity, fiber internet, 24/7 security, janitorial services, coffee, tea, community Slack channel, and use of reserved conference rooms are included. It's so beautifully simple.
